Co-developed by The Lawson Companies and Samaritan House, Seaside Harbor utilized Virginia Housing and Development Authority (VHDA) Special Initiative Pool funding to create a unique housing opportunity serving multiple purposes &#8211; for families with developmental disabilities, families with accessibility needs and for the workforce at the oceanfront. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Located\nat 509 18<sup>th<\/sup> Street in the ViBe Creative District, the new 76-unit\napartment building replaced two aging 1960\u2019s-era complexes owned by Samaritan\nHouse. The previous 39 units were no longer economical to maintain, however,\nthey still provided much needed flow of rental income essential to operate\nSamaritan House\u2019s programs and services for the community. &nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">After\nthree years of searching for funding and interviewing developers, the Samaritan\nHouse board of directors selected The Lawson Companies. Lawson secured the\nfollowing funding to make this community a reality and followed \u201cgreen\u201d\nenergy-efficient construction to receive an EarthCraft certification:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Low Income Housing Tax\nCredits allocated by VHDA<\/li><li>VHDA low-interest\nmortgage REACH financing<\/li><li>VHDA Special Initiative\nPool (SIP) funding to create housing for families with developmental\ndisabilities in support of the Supreme Court\u2019s 1999 Olmstead v LC decision<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The\nproximity to the oceanfront resort and the amenities offered in the ViBe\nCreative District are extremely favorable to residents. Seaside was designed\nwith 19 fully-accessible apartments (25% of inventory), 11 of which were set\naside for residents with developmental disabilities.&nbsp; Industry average for ADA-accessible units is\njust 5% to 10%. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Currently,\nSeaside Harbor is 100% occupied with workforce from Virginia Beach and eight\npeople with developmental disabilities who receive services through Hope House\nFoundation. The Lawson Companies invited Samaritan House to become a co-owner,\nand their organization benefits from a large portion of the community\u2019s\nproceeds. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cAt\nLawson, we strive to positively impact the communities we serve and Seaside\nHarbor is an excellent example of this,\u201d said Steve Lawson, chairman of The Lawson\nCompanies. \u201cWe believe that this is a model that can be replicated in other\nareas of Virginia to demonstrate how effective partnerships\ncan provide much needed affordable housing.
